Planning and Zoning recommended approval; Park and Recreation recommended <br />acquiring ~ cash payment for park dedication. Percolation tests indicate <br />mound septic systems would be required for both lots. City Engineer and <br />Building Official have indicated that Outlots C and D are as, if not more, <br />developable than the other lots already developed in Rodeo }Iills. Mr. Otto <br />noted that Outlots C and D were not assessed at the time street <br />improvements were made in Rodeo Hills. <br /> <br />Council added Item #4 to the proposed resolution to indicate that the <br />developer will provide finds equal to two units of street improvement <br />assessment~; these funds are to be placed in escrow and applied to future <br />sealcoating costs in Rodeo Hills. <br /> <br />Council added Item #5 to the proposed resolution to indicate that the <br />developer will provide for park dedication in the form of a cash payment <br />equal to 10% of the fair market value of the land. <br /> <br />Motion by Councilmember Sorteberg and seconded by Councilmember Pearson to <br />adopt Reso%ution #88-219, as amended, approving Mr. Richard Borchert's <br />request for a minor subdivision to reclassify Outlots C and D in Rodeo <br />Hills to platted lots. <br /> <br />Motion carried. Voting Yes: Mayor Reimann, Councilmembers Sorteberg, <br />DeLuca, Pearson and Bawden. Voting No: None. <br /> <br />Request For Minor Subdivision; Case Of Mr. Art Bulow: <br /> <br />Mr. Otto stated that Mr. Art Bulow is requesting a minor subdivision of his <br />property located south of Hwy. #10 and east of the proposed extension of <br />Sunfish Lake Blvd. The Council may want to consider requiring park <br />dedication ¢ommensurat with what was required in the final plat of <br />Riverview Estates. <br /> <br />Council consensus was to amend the proposed resolution as follows: <br /> <br />Item 1.b shall indicate that the developer shall provide park <br />dedication in the form of an additional 3 feet of right-of-way ajacent <br />to t~e Front Street right-of-way and the remainder in cash. <br /> <br />Item 1.d shall indicate that the developer will proceed nto rezone the <br />two lots south of Front Street to R-1U Residential. <br /> <br />Item 1.e shall indicate that the developer shall enter into a <br />development agreement with the City. <br /> <br />Item 1.f shall indicate that the developer shall provide a 10 foot <br />easement on the westerly lot. <br /> <br />Motion by Councilmember Sorteberg and seconded by Councilmember Pearson to <br />adopt Resolution #88-220, as amended, approving Mr. Art Bulow's request for <br />a minor subdivision. <br /> <br />Motion carried.
