Assistant Corm
live in accesso~

nunity Development Director Trudgeon stated the City does not allow people to
structures.

Board Member,Van Scoy asked if there is a possibility in the future for this property to be further
subdivided, ev6n though the applicant has stated they do not intend to further subdivide.

Assistant Community Development Director Trudgeon stated it could be, with four-acre lot
minimums, andr different standards if City water and sewer were provided.

Board Member'. Van Scoy asked if the easement will be deeded as a road when the development
to the north pr0i:eeds.

Assistant Community Development Director Trudgeon stated the road could end up in a different
spot, but the deYeloper would have to provide Mr. Meloche with access. He noted if the land to
the north develOPed it would solve a lot of problems, as Mr. Meloche could have a cul-de-sac.

Chairperson Ni~t asked is they should stipulate that at the time the property to the north develops
Mr. Meloche will have to provide the necessary improvements to cOnform to cul-de-sac
requirements. ~

Assistant comm~ unity Development Director Trudgeon stated they would want that stipulation at
the time of subdivision approval, not this variance.

Board Member Nan Scoy asked if this could be treated as a PUD.

Board Memb~riiJohnson stated a PUD would be more lenient to the developer, as they would not
have to abide by all the City standards. He noted Mr. Meloche may want to put a road in to City
standards in case they ever do want to subdivide.

Chairperson NiXt asked how this would impact Mr. Meloche's closing.

Mr. Meloche s~ted he was still going to close; this is the difference between being able to save a
natural resource, and creating a human resource, as well as the money involved with each.

Motion carried. Voting Yes: Chairperson Nixt, Board Members Johnson, Brauer, Shepherd,
Van Scoy, and Watson. Voting No: None.
