Chairperson N~xt stated they have public green space in TC-5; 'if they are going to increase <br />density, they should allow for more intimate green space and not all public. <br /> <br />Assistant community Development Director Trudgeon stated Staff felt it might be more <br />appropriate to ~ring it forward and have porches opening onto it, allowing for use by those on the <br />other side of the street as well. He indicated they are not saying it has to be; they are looking for <br />comments. <br /> <br />Commissionor Brauer stated that now with the main road being a public street, the people on the <br />other side of that road have no green space without crossing a public street. He thinks they <br />should have r~sonable green space on the other side also, although he is not sure if that is <br />economical or not. <br /> <br />Mr. Keely stat~ he believes they could possibly open up more space. He indicated one rationale <br />for the front open space was the comments about a wall of buildings. He thinks moving the open <br />space helps that, effect. He stated if that is not a concern, the other plan does just as well. <br /> <br />Chairperson N[xt indicated they have the street issues, setbacks, driveway lengths and open <br />space. He ind~ated he would go back to Staff and ask them to tell us how they are defining <br />setbacks. He ~mmented that he bought into the vision that was being sold, and now he needs <br />Staff to come ~ack and tell them how to get to that vision. He indicated on the issue of street <br />setbacks and driveways, he thinks they may have problems with the driveway size. He indicated <br />it would be htsilguess that the vehicles in Minnesota are larger than in other areas these products <br />have been mo~deled. He would request that Staff give this some thought and make <br />recommendatiOns. He asked how this project fits with what they initially conceived for the area, <br />and how the project is on the number of stories. <br /> <br />Mr. Keely stated the units are generally two stories over parking; so twO and a half to three. <br /> <br />Commissioner Van Scoy stated he is still concerned with the conflict with the driveway and <br />setbacks. ~ <br /> <br />Assistant Community Development Director Trudgeon advised they have a requirement for <br />driveways in regular R2 and R3 developments, but do not specifically address it in the Town <br />Center Design Standards. He indicated what he heard from the Chairman is that Staff should <br />look at what works, and if less than 25 feet is what they recommend, they need to explain why <br />and make that part of the Town Center Zoning Code. <br /> <br />Chairperson Nixt asked if they would have some administrative findings that will be supplements <br />to fill the gaps. <br /> <br />Assistant Community Development Director Trudgeon stated he believes they will need some. <br />He would like ~omething in writing from the policy makers so they are treating everyone the <br />same.
