Preliminary Plat Review: Apple Ridge <br />March 28, 1997 <br />Page 3 of 3 <br /> <br />Tree Prese...rvation: A Tree Preservation Plan has been submitted that was prepared by Passe <br />Engineering. The plan reflects a high concentration of trees in the center of the plat and extra <br />deep lots were platted in an effort to save trees. However, it is noted that the house pads are <br />set further back on the lots thus causing the removal of more trees than necessary. It is <br />suggested that the Grading Plan and Tree Preservation Plan be modified to move the house <br />pads closer to the street where substantial tree removal wilI be necessary anyway for the <br />construction of streets and utilities. The Tree Preservation Plan should also be modified to <br />reflect that a 2-1/2 inch diameter tree will be added to the front yard of each lot. <br /> <br />11. <br /> <br />Utilities: The City has received a Utility Plan prepared by Passe Engineering identified as <br />Sheet C-2. This submittal identifies a plan for providing sanitary sewer, storm sewer, and <br />watermain within the plat. It does not provide pipe sizing or utility depths. The plan does <br />not indicate the route for extending water and sanitary sewer service to the subdivision. It is <br />Staff's recommendation that the water system have a second source to provide service. If <br />both feed sources originate from T.H. #47, it is recommended that an additional watermain <br />loop be created between the cul-de-sac and proposed Osmium Street. Without this loop, as <br />many as 52 services could be affected by an outage west of 157th and Potassium. <br /> <br />A lift station is proposed to be located on the southeastern corner of the plat. This lift station <br />should be designed such that areas to the south can be developed without the need for an <br />additional lift station in that area. <br /> <br />I2. <br /> <br />park Dedication: The Park Commission met on March 13 and the overall consensus was <br />that park dedication for Apple Ridge should be satisfied with a cash payment. This cash <br />payment would be used to purchase property for a district park. <br /> <br />The Ramsey Planning Commission wiI1 be meeting at 7:30 p.m. on Tuesday, April 1, 1997 at the <br />Ramsey Municipal Center to conduct a public hearing and consider your request for preliminary <br />plat approval of Apple Ridge. A copy of the case cover sheet is enclosed for your information.
