CAS : # 7 <br /> <br />REQUEST FOR SKETCH PLAN APPROVAL OF SUNFLOWER RIDGE; <br />CASE OF GOOD VALUE HOMES <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />John Peterson o.f Good Value Homes is requesting sketch plan approval of Sunflower Ridge <br />located north of 153rd Avenue N.W., on the west side of T.H. #47. The plat consists of <br />approximately 20 acres and the design provided to the Planning Commission in March proposed <br />50 single family[.residential lots. City Staffhas been provided with a revised sketch that proposes <br />44 lots. The following items are enclosed for your information: <br /> <br /> a) Site location map <br /> b) Proposed sketch plan received by the City on March 26, 1997 <br /> c) City Staffreview letter dated March 27, 1997 <br /> <br />Notification: <br /> <br />No notification to adjacent residents is required for the sketch plan process. However, John <br />Peterson of Good Value Homes also applied to rezone the property from commemial to <br />residential and surrounding properties were notified of that public hearing and provided with a <br />copy of the sketch plan. Mr. Peterson has also hosted a neighborhood meeting with the area <br />residents. : <br /> <br />Observation: <br /> <br />The developer is proposing to install the public improvements as a private development project <br />with no financial participation on the part of the City. <br /> <br />The preliminary'plat will have to verify that all lots meet the minimum area and dimensional <br />requirements. <br /> <br />The plat is proposed to have one access from 153rd Avenue N.W. City Staff recommends <br />providing for futUre extension of streets to the north and east. <br /> <br />The submittal of a drainage plan and tree preservation plan will be required a the preliminary plat <br />stage. <br /> <br />The Park comrr~ission reviewed the plat at their regular meeting in March and recommended a <br />cash payment be,Utilized to purchase property west of the plat for a neighborhood park. <br /> <br />Recommendation: <br /> <br />City Staff recommends that the developer be directed to proceed to apply for preliminary plat <br />approval. <br /> <br /> <br />
