Swenson R.L.S. dated May <br />14, 1991. The proposed plat is essentially a resubdivision of 4 lots (3 small and 1 large) into 4 <br />comparably sized lots. I have reviewed the above plat and offer the following comments: <br /> <br />The proposed subdivision entails 38 acres of property which is located in the R-IR Rural <br />Transition Residential District. All adjacent property is zoned similarly. <br /> <br />The proposed plat allows for the reasonable future subdivision of lots 1 and 2 into urban <br />size lots. Such a subdivision could be accomplished by dedicating the West 60 feet of <br />existing Lot 2 as road right-of-way. <br /> <br />The dedication of 50 feet for the North one half of the right-of-way of 155th Avenue is <br />adequate. <br /> <br />o <br /> <br />No additional buildable lots will be created a result of this subdivision, however, the plat <br />should be reviewed by the Park and Recreation Commission to determine park dedication <br />requirements consistent with City policy. <br /> <br />The purpose of the easement to be dedicated should be stated. Presumably, this Mil be a <br />drainage easement. In addition, the boundaries of the drainage easement need to be <br />defined.
