Ramsey, MN 55303 Re: Sketch Plan Review for Park Dedication Wood'Pond Hills Dear Mr. Hetlund: We have reviewed the above referenced sketch plan for park dedication requirements. The proposed subdivision is a Planned Unit Development (P.U.D.). The developer is proposing a subdivision which would create 135 residential lots on approximately 72 acres. The proposed urban density of the P.U.D. requires park dedication of 10% of the gross land areaor.cash equivalent. As a P.U.D., however, the developer must provide a minimum of 20% park and open space for public or private use. The.developer has indicated that approximately 21% of the P.U.D. or 15 acres would be open space (primarily non- developable wetlands). The sketch plan provides for a 35' trail right-of-way generally running north and south. In certain segments the trail right-of- way is widened to include wetland areas. A north-south trail right-of-way is shown on the CitY trail map and on the City's park plan. We offer the following comments regarding the proposed dedication: ApprOximately 2,210 LF of trail 35' wide is provided in the sketch plan comprising 1.78 acres. The remaining 13.5 acres is generally undevelopable wetland. Park~dedication of 10% would require 7.2 acres or cash in lieu of land.
