The proposed subdivision is a Planned <br />Unit Development (P.U.D.). <br /> <br />The developer is proposing a subdivision which would create 135 <br />residential lots on approximately 72 acres. The proposed urban <br />density of the P.U.D. requires park dedication of 10% of the gross <br />land areaor.cash equivalent. As a P.U.D., however, the developer <br />must provide a minimum of 20% park and open space for public or <br />private use. The.developer has indicated that approximately 21% <br />of the P.U.D. or 15 acres would be open space (primarily non- <br />developable wetlands). <br /> <br />The sketch plan provides for a 35' trail right-of-way generally <br />running north and south. In certain segments the trail right-of- <br />way is widened to include wetland areas. <br /> <br />A north-south trail right-of-way is shown on the CitY trail map and <br />on the City's park plan. <br /> <br />We offer the following comments regarding the proposed dedication: <br /> <br />ApprOximately 2,210 LF of trail 35' wide is provided in the <br />sketch plan comprising 1.78 acres. The remaining 13.5 acres <br />is generally undevelopable wetland. <br /> <br />Park~dedication of 10% would require 7.2 acres or cash in lieu <br />of land.
