x <br /> <br />CASE <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF MC DONALD ADDITION, A <br />MINOR SUBDIVISION; CASE OF ROBERT MC DONALD <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Mr. Robert Mc Donald is requesting a minor subdivision to create one 2.5 acre lot and one 49 acre <br />lot from a 54 acre parcel lying south of Trott Brook, east of 166th Avenue N.W. and Variolite <br />Street. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Sketch plan <br />Future subdivision plan <br />:City Staff review letter dated April 30, 1992 <br /> <br />Observations: <br /> <br />The property il; zoned R - 1 Rural Residential and is proposed to be developed with two single <br />family homes ~rved by on-site septic and well. Both of the lots have a sufficient amount of Class <br />1 soils to supPOrt an on-site septic system. The proposed minor subdivision is in compliance with <br />the 4 in 40 d~n&ity regulations. <br /> <br />The two lots am proposed to share an access onto Variolite Street that would line up with 166th <br />Avenue. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the minor subdivision. <br /> <br /> Commission Action: <br /> <br /> Motion:to: <br /> Accept/deny the sketch plan for McDonald Addition and recommend City Council <br /> approve/deny the final plat. <br /> <br />Review Checklist: <br /> <br />P&Z: 5/5/92 <br /> <br />City Engineer <br />Zoning Administrator <br /> <br /> <br />
