We have received the sketch plan which <br />consists of one sheet drawn by Lynn Caswell of John Oliver & Associates, Inc., <br />datedMareh 20, 1992. We offer the following comments: <br /> <br />General: The proposed plat is in the R-1 Rural Residential District and <br />consists of approximately 54 acres to be subdivided into 2 lots, one platted <br />at 5 acres in size and the remaining 49 acres making up the second lot. <br /> <br />Lot Sizes and Dimensions: Both lots in the plat meet the minimum lot size <br />of 2.5 acres; the plat does not exceed 4 in 40 density zoning. <br /> <br />Access to Lots: No construction of streets into the plat is proposed. The <br />applicant is proposing a shared access onto Variolite Street to serve the 2 <br />lots. The shared access is proposed to line up with 166th Avenue on the <br />west side of Variolite Street. <br /> <br />Soils: City Code has adopted a standard of 25% of a 2-t/2 acre lot or <br />27,225 square feet as being deemed acceptable for the creation of an <br />unsewered lot. Each of the two lots has over two acres of Class 1 soils. <br /> <br />Drainage and Utility Easements: The plat should be modified to include ten <br />(10) foot drainage and utility easements around the perimeter of each of the <br />two lots. <br /> <br />Future Subdivision; Under the present 4 in 40 density zoning, the applicant <br />would be allowed the development of five rural lots on this area of land. <br />The developer has submitted a future subdivision exhibit which identified <br />the potential development of four suburban lots on this parcel, primarily due <br />to poor soils for on-site septic systems. The applicant proposes that in the <br />event these two additional lots are created, they would be served by a shared <br />access onto Variolite Street. <br /> <br /> <br />
