The following are required before we can make a <br />decision: <br /> <br />1) <br /> <br />A site plan for the project, showing property boundaries, <br />surface water features, existing structures, sewage treatment <br />systems, topographic contours at iO-foot intervals or less <br />(preferably less), and other facilities. <br /> <br />2) <br /> <br />Draft deed restrictions, covenants, permanent easements or <br />other instruments that properly address future vegetative and <br />topograph alterations, construction of additional buildings, <br />uncontrolled beaching of watercraft and construction of <br />commercial buildings in residential P.U.D.s. and ensure the <br />long-term preservation and maintenance of open space. <br /> <br />As we have discussed, at least 50% of the total project area must be <br />preserved as open space, and the following standards must be met: <br /> <br />Dwelling units or sites, road right-of-ways, or land covered by <br />road surfaces, parking areas, or structures are developed areas <br />and are not included in the computation of minimum open space. <br /> <br />Open space does not include commercial facilities or uses. <br /> <br />Open space includes areas with physical characteristics <br />unsuitable for devetopmen~ in a natural sta~e, and areas <br />containing significant historic sites or unplatted cemeteries. <br /> <br />AN EQUAL OPPORTUNITY EMPLOYEF~ <br /> <br /> <br />
