Broadway <br />Sauk Rap]ds, MN 56379 <br /> <br />RE: Sketch Plan Review of Rivers Bend West Addition <br /> <br />Dear Mr. Raudio: <br /> <br />I have reviewed the single page sketch plan which.you submitted to the City on <br />May 17, 1991. This sketch plan is apparently a modification of one reviewed by the <br />Planning and Zoning Commission on March 5, 1991. t offer the following <br />comments: <br /> <br />Apparently, the plat will create a single lot containing six 12 unit <br />apartments. The lot will be located adjacent to Rivers Bend Addition on the <br />]~ast and a proposed through street on the West. The parcel contains <br />approximately seven acres. <br /> <br />The majoriW of the properW is currently zoned B-I, however, the northwest <br />most apartment unit would be located on a piece of the parcel which is <br />currently zoned R-3U. A~acent zoning to the east is R-1 Residential, to the <br />south is B-1 Business which is currently vacant and to the west is ]3-1 <br />Business which is also currently vacant. The entire development is <br />anticipated to be served with municipal water and sewer. To accommodate <br />the density of multi-family units s proposed, the parcel would need to be <br />rezoned Mil (Multiple Residential) which allows a density of 15 units per <br />acre. <br /> <br />The proposed north-south street to service this development wit] function as <br />a minor arterial. I believe this street should be dedicated as s_n 80 foot right- <br />of-way. It is uncertain from the sketch plan submitted what portion of the <br />street wiI] be dedicated as a portion of this plat, <br /> <br />The intersection of the north end of the proposed street is anticipated to <br />coincide with the relocated intersection of County Road #5. <br /> <br />The sketch plan should be submitted to the Park and Recreation <br />Commission for recommendation on land dedication. <br /> <br />IS' <br /> <br /> <br />
