existing route.~ The proposed vacation would also eliminate the possibility of access for Pioneer <br />Wood Product's onto Limonite Street N.W. if in the future, safety consideration dictated County <br />Road #$6 ha'/e reduced accesses. He concluded that the existing transportation network is <br />superior to what will exist with the proposed vacation and therefore would recommend the <br />Planning and Zoning Commission find the vacation not to be in the public's best interest. <br /> <br />Chairman Zimmerman expressed he is in favor of the vacation. <br /> <br />Commissioner Hendriksen stated that the distance from Ramsey Boulevard to the end of the <br />proposed cul-de-sac is 2100 feet and a 2100 foot cul-de-sac is clearly prohibited. He feels there is <br />no incentive fOr the City to vacate. <br /> <br />CommissioneriDeemer stated that the vacation of Limonite Street N.W. would prevent subdividing <br />of lots and in his opinion, the proposed vacation appears to be a purely financial venture. He could <br />see waiving bliickt0pping but feels developing the roads to Class Five should be required. <br /> <br />Commissione[Hendriksen stated that when granting a conditional use permit, one condition that <br />has to be ass~sed is if the hardship is created by the individual. In this case, the hardship is <br />created by the individual. The owners want a configuration that should not be allowed. The City <br />granted them ~oncession to what was required of them and now it would be granting them yet <br />another concession] <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner Hendriksen to recommend to <br />City Council denial of the vacation of street right-of-way in Gateway North Industrial Park. <br /> <br />Motion carried. Voting Yes: Commissioners Deemer, Hendriksen and Bawden. Voting No: <br />Chairman Zim4merman and Commissioner LaDue. (aka Carr <br /> Addition); Case of Irv Carr <br /> <br />Mr. Jankows~ presented an exhibit of Hunters Ridge (a.k.a. Carr Addition) illustrating the <br />proposed revis~l plat. He added that the changes are not great but there are logical reasons for the <br />changes. The[:most s~gmficant change is the extension of Unicom Street N.W. to Armstrong <br />Boulevard N.W. <br /> <br />Discussion enSUed regarding street connection alignments, travel routes and the benefits of certain <br />travel routes. · <br /> <br />Motion by COmmissioner Deemer and seconded by Commissioner Hendriksen to recommend final <br />plat approval i:of t~Iunters Ridge P.U.D. to the City Council, contingent upon items in the <br />Engineer's letter and the County Highway Department allowing access onto County Road #83 and <br />realignment of~167th Lane N.W. to more effectively direct traffic to Armstrong Boulevard N.W.. <br /> <br />Motion carried. Voting Yes: Chairman Zimmerman, Commissioners Deemer, Hendriksen and <br />LaDue. Voting No: Commissioner Bawden.
