CASE <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF BURY AND CARLSON <br />ADDITION, A MINOR SUBDIVISION; CASE OF BURY AND CARLSON <br />By: Zoning Administrator Syh, ia Frolik <br /> <br />Background: <br /> <br />Bury and Carlson is requesting sketch plan review of a minor subidivison in the Business <br />Warehouse District- The area to be platted is approximately 17 acres and consists of two metes and <br />bounds described parcels and Outlot A of Gateway North Industrial Park. The property would be <br />platted into otie lot and if approved, Bury and Carlson is proposing to establish their cement and <br />asphalt rabble processing facility on the site. Bur), and Carlson are also proposing to acquire <br />Outlots B antiC of Gateway North Industrial Park, but these properties will not be brought into the <br />plat. <br /> <br />The following items are enclosed for your review: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Proposed sketch plan <br />City Staffreview letter dated July 16, 1992 <br /> <br />Observations: <br /> <br />The proposed[lot in the plat meets the minimum area and dimension requirements for the Business <br />Warehouse District. No construction of roads interior to the plat are required. The one lot in the <br />plat will receive access from Jaspar Street N.W. The ponding area on the plat proposed to be <br />designated as Outlot A should be changed to 'drainage easement'. <br /> <br />Three sides of the old Foster cemetery are encompassed by the plat and the City should be <br />provided access to the cemetery. It is also reasonable to expect that 143rd Avenue would be <br />extended to the east at some point in the future. City Staff review letter dated July 16, 1992, <br />includes recommendations for a 33 foot wide outlot along the northern boundary of the plat and an <br />easement from the northeast comer of the plat south to the cemetery to provide the City with access <br />to the cemetery. It is proposed that the development agreement for the plat will require the <br />developer to deed the outlot along the northern boundary of the plat, at no expense, to the City at <br />such time a8 it becomes necessary to extend 143rd. In the interim, an easement along the outlot <br />and the easement from the northeast corner of the plat south to the cemetery will provide the access <br />to that cemetery. <br /> <br />Although Outlot B, Gateway North Industrial Park will not be brought into the plat, it is apparent <br />that it was platted as such to provide a link in the planned collector street connecting Sunfish Lake <br />Blvd. N.W. and Ramsey Blvd. N.W. <br /> <br />Recommendation: <br /> <br />Commission Action: <br /> <br />Motion to: <br />Recommend that City Council ~ant final plat approval to Bury and Carlson Addition, a <br />minor subdivision. <br /> <br />Review Checklist: <br /> <br />P&Z: 7/23/92 <br /> <br />City Administrator <br />City Engineer <br />Zoning Administrator <br /> <br /> <br />
