In summary, the now proposed prehminary~lat differs from the approved preliminary plat in that it replaces the ,through su'eet at ~uniper Ridge Drive with a cul-de-sac, adds an access from 153rd Avenue N.W.i creates an additional cul-de-sac in the northeast comer of the plat, and increases the number of lo/s frOm 20 to 25. (A presentation of the proposed revised preliminary plat will be made at the meeting). The following items are enclosed for your information: a) b) c) d) e) Site location map Preliminary plat approved on December 19, 1989 Planning & Zoning Commission meeting minutes dated July 16, 1991 Memo from Project Manager Jim Gromberg dated July 29, 1991 City Engineer's review letter dated July 31, 1991 The plat will be subjected to a final review by the Park and Recreation Commission on August 8, 1991. Observations: On November 2, 1989, the City of Ramsey received an application and sketch plan from Jack and Les Miller for Rum River Bluff. On November 21, 1989, at a special meeting of the Ramsey Planning and Zoning Commission, the Commission tabled the sketch plan for Rum River Bluff pending a recommendation from the City Engineer regarding consu'ucting Juniper Ridge Drive N.W. as a through street, reconfiguration of the plat to at least connect with Oneida Street N.W. to the north, clarification of existing easements to Outlet A Of Stanhope River Hills Addition, a recommendation from the Ramsey Park and Recreation Comn',ission regarding park dedication requirements and providing for 200 feet of street frontage at the park area. On November 30, 1989, the developer changed the name of the proposed plat from Rum River Bluff to River Bluffs.
