We have received your one-sheet amendment to your site plan for Mike's <br />Woodworking dated 11/'7/91, received by the City on 11/25/91, and prepared by <br />Caine and Associates. We offer the following comments: <br /> <br />.General: The property is 2.35 acres in size and is zoned Planned Unit <br />Development (P.U.D.). The proposed amendment to the site plan approved <br />on August 27, 1991, consists of the addition of a 484 square foot storage <br />building as accessory to the cabinet making shop on the property. <br /> <br />Setbacks: The covenants for Pineview Estates 2nd Addition P.U.D. <br />requires that the commercial development of the property be setback 200 <br />feet from the front property line. The proposed accessory structure to the <br />cabinet making shop meets that requirement. The side and rear yard <br />setbacks of the proposed structure comply with the setbacks established for <br />the I-1 Indus~al District. With respect to setback from other buildings, the <br />minimum setback based on the type of use (storage of lumber and materials <br />excluding paints, varnishes, solvents) is 3 feet; the accessory building is <br />proposed to be set back 12 feet from the existing building. <br /> <br />Lot Coverage: The accessory structure, in addition to the shop on the <br />property, do not exceed 35% of the commercial portion of the subject <br />property. <br /> <br />Building Size: City Code states that accessory buildings to a principal <br />commercial building are limited to 30% of the gross floor space of the <br />principal use. The floor space of the principal use in this case is 1600 <br />square feet, 30% of which is 480 square feet. The accessory structure is <br />proposed to be 484 square feet in size. <br /> <br />Access: The structure will be accessed by an existing concrete driveway <br />and parking area. <br /> <br /> <br />
