CASE <br /> <br />i ADOPT ORDINANCE TO REZONE CERTAIN PROPERTY <br />FROM R-2 MEDIUM DENSITY RESIDENTIAL TO B-2 BUSINESS; <br />CASE OF SCOTT HAGEN. <br /> By: Amy Geisler, Associate Planner <br /> <br />Background: <br /> <br />Scott Hagen (owner of Hi-Ten Sports) has requested that the City rezone his property south of <br />Highway 10,West of Llama Street from R-2 Medium Density Residential to B-2 Business. <br /> <br />The following~items are enclosed for your information: <br /> <br /> a) Site location map <br /> b) Exl{ibit showing property subject to rezoning <br /> c) Proposed Ordinance <br /> <br />Notification: <br /> <br />State statute requires that property owners within 350 feet of the subject property be notified of <br />the public heaOng. <br /> <br />Observations:i <br /> <br />It appears that the subject property was inadvertently shown as Residential in the 2001 <br />Comprehenstv~ Plan and subsequently zoned R-2 Residential. Along with changing the subject <br />property's Lar~d U~e designation back to Places to Shop, the parcel's zoning must also be <br />changed back tb B-2 Business. <br /> <br />The City CoUnCil conducted its first reading of the request for zoning amendment at its February. <br />10, 2004 meetii~g. The ordinance is now ready for adoption. <br /> <br />Recommendation: <br /> <br />The Planning Commission and City Staff recommend approval of the rezoning and waiver of the <br />Zoning Amendment application fee. <br /> <br /> <br />
