Staff is requ_eging_some changes to the utility plans to conform with City standards. Additional <br />easements will heeffto be provided on the plat where the public utilities will be located. <br /> <br />A tree preservation plan was approved at the final plat stage of the Ramsey Town Center Addition. As a <br />result of thatI plan, Several areas were identified as tree save areas in conjunction with the initial mass <br />grading of the[isite.: The City will need to review and approve a revised tree inventory of the trees <br />remaining on t~is specific development parcel as well as a revised tree preservation plan prior to final <br />approval of tho', development. The Developer is in the process of supplying Staff with the appropriate <br />information nce~ded to complete the analysis of the tree preservation plan <br /> <br />Under the MaSter Development Agreement between the City and the Ramsey Town Center LLC, a 90- <br />day window W~s set aside to discuss matters pertaining to park and trail dedication fees. This 90-day <br />period originally ended on December 17, 2003. The City Council extended the review period another 90 <br />days to end in/hid-March, 2004. It is anticipated that an agreement will be reached regarding the park <br />and trail dedic~tionland fees at that time. Any final resolution of the park and trail matters will be <br />applied to the ~amSey Town Center 2na Addition plat. Absent an agreement between the City and <br />Ramsey Town ~entor LLC regarding park and trail matters, the City can, at their discretion, require park <br />and trail development fees and/or land dedication. <br /> <br />As part of tho approval process, a detailed site plan will be reviewed as part of the development. Issues <br />such as landsCaping, architecture, sign placement will be reviewed as part of the site plan process. It <br />should be noted?that a final site plan will need to be submitted and approved along with the f'mal plat. <br /> <br />The Planning Cbmmission, at their February 5, 2004 meeting, recommended approval of the preliminary <br />plat of Ramsey ~[Town Center 2aa Addition subject to compliance with the City Staff Review Letter and <br />site plan appr0.q.als as well as the applicant receiving a variances from the maximum setback of 20 feet to <br />allow for 25-fo{t driveways for the back-to-back units and a lesser driveway length for units with front <br />doors on publiclstreots and that have a rear-loaded garage.
