There will be', masonry (rock-face block) below the window sills on the first floor. The roof will be comprised}~ of asphalt shingles of a complementary color. The units themselves will have a variety of a~c~itectural features, including bay windows, second story porches, articulated walls, and different rOof styles. Staff has revi.~wed the information provided and finds them generally acceptable. The distinct architectural teatures will address Staff's original concern about seeing a "wall of units". These features break up ~he units as viewed from the street to bring about a pleasing visual aesthetic. Staff would!like tO point out that as the Town Center continues to develop in future phases, the City would !il~e to'.see additional colors to be used for the exterior besides the neutral earth tones that are so preYalent in other townhome developments within the City. As the Town Center Development Guidelines are not completed at this point, Staff is unable to review the d~ign and architecture any further. While the proposed style and architecture shown for the unite, aXe aoceptable for this development, it is critical that the Development Guidelines are completedt:and sent to the City for review and approval before additional residential units are approved. ~ The setbacks iof the units and the lengths of the driveways were discussed as part of the preliminary platt review and are acceptable to Staff.as shown on the site plan. As mentionedl]n the Staff Review Letter, the landscaping plan is generally acceptable subject to swapping sora~e of the deciduous trees for coniferous trees and relocating some of the shrubs closer to the back-to-back units. The City is reCuiring a sign plan showing all address, street, and traffic control signs in order ensure an orde~tly look for the development. It should be n,)ted that a final site plan will need to be submitted and approved along with the final plat.
