There will be', masonry (rock-face block) below the window sills on the first floor. The roof will <br />be comprised}~ of asphalt shingles of a complementary color. The units themselves will have a <br />variety of a~c~itectural features, including bay windows, second story porches, articulated walls, <br />and different rOof styles. <br /> <br />Staff has revi.~wed the information provided and finds them generally acceptable. The distinct <br />architectural teatures will address Staff's original concern about seeing a "wall of units". These <br />features break up ~he units as viewed from the street to bring about a pleasing visual aesthetic. <br />Staff would!like tO point out that as the Town Center continues to develop in future phases, the <br />City would !il~e to'.see additional colors to be used for the exterior besides the neutral earth tones <br />that are so preYalent in other townhome developments within the City. <br /> <br />As the Town Center Development Guidelines are not completed at this point, Staff is unable to <br />review the d~ign and architecture any further. While the proposed style and architecture shown <br />for the unite, aXe aoceptable for this development, it is critical that the Development Guidelines <br />are completedt:and sent to the City for review and approval before additional residential units are <br />approved. ~ <br /> <br />The setbacks iof the units and the lengths of the driveways were discussed as part of the <br />preliminary platt review and are acceptable to Staff.as shown on the site plan. <br /> <br />As mentionedl]n the Staff Review Letter, the landscaping plan is generally acceptable subject to <br />swapping sora~e of the deciduous trees for coniferous trees and relocating some of the shrubs <br />closer to the back-to-back units. <br /> <br />The City is reCuiring a sign plan showing all address, street, and traffic control signs in order <br />ensure an orde~tly look for the development. <br /> <br />It should be n,)ted that a final site plan will need to be submitted and approved along with the <br />final plat. <br /> <br />Recommendat [on: <br /> <br />Staff and Plantdng Commission recommend approval of the preliminary site plan subject to <br />compliance with the City Staff Review Letter dated January 30, 2004, Revised February 20, 2004 <br />and approval of the ipreliminary plat for Ramsey Town Center 2nd Addition. <br /> <br />City Council Action: <br /> <br />Motion to app~ve ithe preliminary site plan subject to compliance with the City Staff.
