Councilmembar Elvig stated that when they are getting very short driveways with narrow roads <br />there could be ¢ real issue with turning into the driveways with some of the larger vehicles. <br /> <br />Pete Keely, ESG Architects, stated that the desire to allow higher density was that the Town <br />Center was going to be different and the rules would be different. Originally they were looking <br />at incorporating all private roads, but they do agree with staff that having a 32-foot wide public <br />road with paring makes sense. The concept with what they are trying to do is that there is a <br />public side and a private side. The intention is to have people coming to visit the park on the <br />main road with the private roads being more like an alley. The private roads will be 24 feet with <br />no parking. ~ <br /> <br />Assistant Commmfity Development Director Trudgeon noted that the units that do not front a <br />public street do have 25-foot driveways. <br /> <br />Mr. Keely stated that on a "backdoor side" the driveways could be shorter rather than the back- <br />to-back units Where the driveways are at their fi'out doors. They really want people to use the <br />public side. Another thought on the 25-foot driveway length discussion is that one of the things <br />they are doingI with the building is trying to break up the backside of the unit to get some <br />articulation. Mr. Keely reviewed the lengths of some of the more common vehicles. <br /> <br />Councihnember Cook noted that in this situation if the parking is in the back they do not have an <br />issue with sidewalks. <br /> <br />The Council discussed at length with the architect the access as it relates to safety concerns. <br /> <br />Assistant community Development Director Trudgeon stated that it seems that if there is a <br />public street around: the units the 25-foot length driveways may not be as important as the areas <br />that do not have a public road. <br /> <br />Counciimembet~ Elvig inquired if it was possible to widen the ends of the private roads to <br />accommodate addttlonal parking. <br /> <br />Mr. Keely replied that that could be done. He noted that the smallest garages would be 23 feet <br />with some of the larger garages being 32 feet. <br /> <br />Councihnember Kurak stated that she would like to see additional parking nodes. She also stated <br />that she would ',like to propose requiring concrete sidewalks and trails within the Town Center <br />except in areas where they would be providing recreation activity. <br /> <br />Assistant Director of Public Works Olson explained that so far all of the sidewalks they have <br />seen have been concrete sidewalks. All of the County roadways require a trail, but they have <br />always been bituminous. That does not mean the Council could not direct otherwise. <br /> <br />Councihnember Strommen suggested that the Council review a map with a layout of the <br />sidewalks and trails and try and determine the areas that should be concrete. <br /> <br />City Council Work Session/January 6, 2004 <br /> Page 10 of 13 <br /> <br /> <br />
