9.20.25 <br /> <br /> Subdivision 1. Intent: To permit certain restricted business uses <br />in areas outside of the City's urban sewer service area. <br /> iSulxl. 2. Permitted Uses: (Subject to general requirements and <br />performance standards as specified by this Chapter.) <br /> <br />a. Retail business. <br /> <br />'b. Eating and drinking establishments. <br /> <br />c. Offices and banks. <br /> <br />d. Animal clinic without kennels. <br /> <br />,e. Personal and professional services. <br /> <br />f. Medical clinics. <br /> <br />Subd. 3. Accessory Uses: <br /> <br />Commercial or business buildings and structures for a use <br />accessory to the principal use but such use shall not exceed 30% of <br />the gross floor space of the principal use. <br /> <br />Off-street parking including semi-trailer trucks, as regulated and <br />required by this Chapter. <br /> <br />Off-street loading as regulated and required by this Chapter. <br /> <br />Signing as regulated by the City Code. <br /> <br />Open and outdoor storage as an accessory use not to exceed 10% of <br />the property provided that: <br /> <br />1. The area is fenced and screened from view of neighboring <br /> residential uses or an abutting residential district. <br /> <br />2. Storage is screened from view from public right-of-way. <br /> <br />Storage area is surfaced to control dust and subject to the <br />approval of the Zoning Administrator. <br /> <br />The use does not take up parking space or loading space as <br />required for conformity to this Chapter. <br /> <br /> .Subd. 4. Conditional Uses: (Requires a conditional use permit <br />based upon procedures set forth in and regulated by §9.03.04 of this Chapter.) <br /> <br />Other commercial retail or service uses may be allowed provided <br />that: <br /> <br />The use does not involve outside sales, service, rental or <br />storage which exceeds 10% of the property. <br /> <br /> <br />
