Councilmcmb~r <br /> <br />moved the adoption of the following findings of fact: <br /> <br />10. <br /> <br />ll. <br /> <br />12. <br /> <br /> PROPOSED FINDINGS OF FACT <br /> REZONING 19-32-25-24-0002 <br />PLANNED UNIT DEVELOPMENT TO RURAL BUSINESS <br />12/27/90 <br /> <br />That I~ennis Peck of North Fork, Inc. and Linda Obrycki, hereinafter referred to as <br />"Applicants", have properly applied for a rezoning of the property legally described as <br />follow~: <br /> <br />Outlot D, Northfork, Anoka County, Minnesota <br /> <br />That the Linda Obrycki appeared before the Planning and Zoning Commission for a public <br />hearing pursuant to Section 170.013C of the City Code on January 2, 1991 and that said <br />public~ hearing was properly advertised and that the minutes of said public hearing are <br />hereby incorporated by reference. <br /> <br />That the subject property is approximately 7.4 acres in size. <br /> <br />That the subject property is currently zoned Planned Unit Development (PUD) and was <br />done so in conjunction with the Northfork PUD; and documents relating to that PUD <br />generaJl: y refer to Outlot D being intended for commercial uses. <br /> <br />That.Li,'nda Obrycki is currently conducting retail sales of educational and collectible toys <br />and art supplies in the existing building on the site. <br /> <br />That Linda Obrycki is in the process of purchasing the subject property from North Fork, <br />Inc. an'd has requested a rezoning from PUD to Rural Business to clarify the permitted uses <br />on the '~subject property. <br /> <br />That the subject property fronts on Hwy. #10 and is adjacent to Rural Business zoning and <br />the NOrthfork PUD. <br /> <br />That the proposed rezoning will not adversely impair the use or market value of any <br />surrounding property. <br /> <br />That the proposed rezoning will be in accordance with the specific objectives of the <br />Comprehensive Plan. <br /> <br /> <br />
