Voii~g Np: None. <br /> <br />Case #4: ~l~eq~es! for Site Plan Approval; Case of Jim Charest, Egan Oil <br /> e'~ompany <br /> <br />Zoning Adminiltratgr Sylvia Frolik stated that Mr. Jim Charest, Egan Oil Company, is requesting <br />site plan apprOv~al ta construct a 4,000 square foot cold storage warehouse on Lot 3, Block 2, HY- <br />10 Ramsey. Tge subject property is zoned I-1 Industrial for which warehousing is a permitted <br />use. The war~houie is proposed to be a concrete block structure used to store construction <br />materials. The ~brop0sed site plan discusses the fact that there would continue to be some exterior <br />storage use on the p~operty that should be screened from Armstrong Boulevard N.W. and also that <br />a corrected drainage!plan should be submitted to reflect that drainage will flow to a drainage area to <br />the rear of the:p~opetty. <br />City Engineer, !Sterne Jankowski, stated that in his letter to Mr. Egan he informed him of the <br />screening requMeme/~ts and the drainage plan. He suggested a 4' berm and then with trees planted <br />on the berm, it'll,Will[meet the screening requirements. He stated Mr. Charest is a~eeable. Mr. <br />Jankowski sta~te~l tht~t the Planning and Zoning Commission is agreeable to Mr. Charest planting <br />seedlings. <br /> <br />Councilmembei' Pearson questioned why Mr. Charest's property is being singled out to be <br />screened if oth~s don't have to be. <br /> <br />Mr. Jankowsk~'~answered that City Code requires that developments along streets should have <br />some type of sct~eemne. <br /> <br />Ms. Frolik stated the' screening is required because of exterior storage. <br /> <br />Councilmembe~'2Cich inquired how the berm would assist the drainaee. <br /> <br />Mr. Jankowski ~tated that the material for the berm would be taken from a low area which would <br />assist the drainage, i <br /> <br />City Council/November 13, 1990 <br /> Page 9 of 16 <br /> <br /> <br />
