§ 9.20.23 B-3 Highway Business District <br /> <br />9.21.23 B-3 Highway Business District. <br /> <br /> Subdivision 1. Intent: The purpose of the B-3, Highway Business <br />District is to provide for and limit the establishment of motor vehicle oriented or <br />dependent and convenience t~pe, high intensity commercial and service activities <br />characteristically located along major traffic carriers. <br /> <br /> Subch2. Permitted Uses: (Subject to genera] requirements <br />performance standards as specified by this Chapter.) <br /> <br />and <br /> <br />Restaurants, cafes, on and off-sale liquor. <br /> <br />Private clubs or lodges serving food and beverages. <br /> <br />Commercial recreational uses. <br /> <br />Governmental and public utility buildings and structures. <br /> <br />Motels, motor hotels and hotels provided that the tot area contains <br />not less than 500 square feet of lot area per unit. <br /> <br />Motor vehicle, implement, and recreation equipment sales, <br />service and repair and structures accessory thereto. <br /> <br />g. Auto accessory store. <br /> <br />h. Adult uses-principal and adult uses-accessory. <br />Subd. 3. Accessory Uses: <br /> <br />Commercial or business buildings and structures for a use <br />accessory to the principal use but such use shall not exceed 30% of <br />the gross floor space of the principal use. <br /> <br />Off-street parking including semi-trailer trucks, as regulated and <br />required by this Chapter. <br /> <br />Off-street loading as regulated and required by this Chapter. <br /> <br />Signing as regulated by the City Code. <br /> <br /> Subd. 4. Conditional Uses: (Requires a conditional use permit based <br />upon procedures set forth in and regulated by §9.03.04 of this Chapter.) <br /> <br />a. 'Drive-in and convenience;fast food establishments, provided that: <br /> <br />The architectural appearance and functional plan of the <br />building and site shall not be so dissimilar to the existing <br />buildings or area so as to cause impairment in property <br />values or constitute a blighting influence within a reasonable <br />distance of the lot and shall comply with the architectural <br />control provisions of this section. <br /> <br />Each light standard island and all islands in the parking lot <br />landscaped or covered. <br /> <br />Page 426 Printed 12/28/90 <br /> <br /> <br />
