REQUEST <br /> <br />CASE # 5 <br /> <br />FOR SKETCH PLAN REVIEW OF FLEISCHER'S 2ND ADDITION; <br /> CASE OF JACK MENKVELD, <br /> NORTH SUBURBAN DEVELOPMENT COMPANY <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />As you may. recall, on July 3, 1990, a sketch plan was presented to the Planning and Zoning <br />Commission for Fleischer's 2nd Addition. At that time, the Commission made recommendations <br />for changes [nithe plat and advised the developer to submit a revised sketch plan. Since that time, <br />Jack Menkveld of North Suburban Development Company has taken action to acquire the subject <br />property fromi~olOras Fleischer. In accordance with the Commission's direction in 1990, Jack <br />Menkveld has!isubi'nitted a revised sketch plan. The subject property consists of approximately <br />47.75 acres to be developed with 92 single family lots. <br /> <br />ObservationS: <br /> <br />The subject pr0per~y is zoned R-1 Urban Residential and is proposed to be developed with sanitary <br />sewer and nmOicipal water. Not all of the lots in the plat appear to meet the minimum dimension <br />and area requi~,ements. Staff notes that this is only the sketch plan stage, but the developer needs <br />lo be aware tha, t attention must be given to this item in the preliminary plat. <br /> <br />None of the lois in the plat would access directly onto Nowthen Blvd. However, many of the lots <br />are proposed tb access onto the collector street within the plat and this is not a desirable situation. <br />The problem ~rea ~an be alleviated by providing north/south cul-de-sac streets backing up to the <br />wetland. <br /> <br />In accordance~ with the direction of the Planning Commission in 1990, the east/west streets <br />accessing ont6 Nowthen Blvd. have been realigned to coordinate with like streets accessing onto <br />Nowthen Blvd. fr6m Wood Pond Hills on the west side of Nowthen Blvd. A through street has <br />also been prou{ded to the north boundary of the plat. <br /> <br />Protected W~et.,land #2-658W is located on the north end of the plat. The Ordinary High Water <br />mark is 860'. iAll lots should meet minimum area requirements (10,800 square feet) based upon <br />land area abov.'e the OHW. <br /> <br />Prior to the p,Ublie hearing on the proposed preliminary plat, Fleischer's 2nd Addition will be <br />reviewed by th:e Pgrk and Recreation Commission for park dedication requirements. <br /> <br />The followingftems are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br />f) <br /> <br />,.
