SUBDIVISION, PROPOSAL (Preliminary Plat) The proposal to plat the Faye Addition is presented as required by City Code. 'Information is presented in the following pages: LAND USE APPLICATION, City Form (Subdivision, Preliminary Plat) PRELIMINARY' pLAT (Scale 1"=100') January 11, 1991 Of great l~por~ance in the City approval of the Preliminary Plat is the vehicUlar~circulation continuity with the City Comprehensive Thoroughfare .Plan. Riverdale Drive is proposed to continue westerly throUgh the property and have access to TH10 at Ramsey Boulevard. Blocks, Lots, Streets, Easements and Park Dedications are shown together with other information required by City Code. Outlot B will be dedicated as a street only as may be necessary to private residential development access to the Kelly property to the south. Outlot E ~ill be retained and managed as an Owner Association property .f~r private open space use and will provide storm water ponding space~ The PlanniNg and zoning commission on November 7, 1990 approved the ,,Pre-Preliminary Plat" subject to any minor trail alignment changes recommende~ by the Park and Recreation Commission. On January 10, 1991 the Park and Recreation Commission recommended the trail alignment ~o be between the business and residential' area and connect th~ proposed parkland dedication (Lot 1 Block 4) to the County Pa~k to the west of the tract. This alignment as recommende~ is completely within the Mississippi River Corridor Critical Areal. Drainage easements are shown for a portion of Block 4 Lot 1, Block 5 Lot 1 and Block 50utlot E. The size and configuration of these easements ~ay be adjusted based on need in advance of the Final Plat.) Felspar S=reet is recommended to be reoriented to be about perp~ndicu~ar!.to THi0 as the present 60 degree angle intersection is contrary to sec.170.038C12 of the City Code.
