SUBDIVISION, PROPOSAL (Preliminary Plat) <br /> <br />The proposal to plat the Faye Addition is presented as required by <br />City Code. 'Information is presented in the following pages: <br /> <br />LAND USE APPLICATION, City Form (Subdivision, Preliminary Plat) <br />PRELIMINARY' pLAT (Scale 1"=100') January 11, 1991 <br /> <br />Of great l~por~ance in the City approval of the Preliminary Plat is <br />the vehicUlar~circulation continuity with the City Comprehensive <br />Thoroughfare .Plan. Riverdale Drive is proposed to continue <br />westerly throUgh the property and have access to TH10 at Ramsey <br />Boulevard. <br /> <br />Blocks, Lots, Streets, Easements and Park Dedications are shown <br />together with other information required by City Code. Outlot B <br />will be dedicated as a street only as may be necessary to private <br />residential development access to the Kelly property to the south. <br />Outlot E ~ill be retained and managed as an Owner Association <br />property .f~r private open space use and will provide storm water <br />ponding space~ <br /> <br />The PlanniNg and zoning commission on November 7, 1990 approved the <br />,,Pre-Preliminary Plat" subject to any minor trail alignment changes <br />recommende~ by the Park and Recreation Commission. On January 10, <br />1991 the Park and Recreation Commission recommended the trail <br />alignment ~o be between the business and residential' area and <br />connect th~ proposed parkland dedication (Lot 1 Block 4) to the <br />County Pa~k to the west of the tract. This alignment as <br />recommende~ is completely within the Mississippi River Corridor <br />Critical Areal. <br /> <br />Drainage easements are shown for a portion of Block 4 Lot 1, Block <br />5 Lot 1 and Block 50utlot E. The size and configuration of these <br />easements ~ay be adjusted based on need in advance of the Final <br />Plat.) <br /> <br />Felspar S=reet is recommended to be reoriented to be about <br />perp~ndicu~ar!.to THi0 as the present 60 degree angle intersection <br />is contrary to sec.170.038C12 of the City Code. <br />Plan document,s presented are as follows: <br /> <br /> <br />
