Caswell, Land <br />Surveyor and dated February 15, 1991. I offer the following comments: <br /> <br />11 <br /> <br />The proposed plat consists of approximately 20 acres, the majority of which is currently <br />zoned B-1 with the exception of a small portion on the Northwest corner of the property <br />which :is zoned R-3U. The proposed uses will require rezoning the eastern portion of the <br />property to R-1U. The entire development is anticipated to be serviced with municipal <br />water and sewer. <br /> <br />2) <br /> <br />3) <br /> <br />4) <br /> <br />5) <br /> <br />6) <br /> <br />Block ] should be incorporated into Block 4, since it has been a past practice for blocks to <br />be defined by dividing streets and adjacent property lines. <br /> <br />The NOrth/South street -4,,ilj.service. a b~l,sir~css_district and therefore will function as a rrfinor <br />arterial strcet.~'~b~~:e~d 't"h~90 foot street segment connecting it to St. <br />Francis Boulevard should be deddcated as an 80 foot right-of-way. <br /> <br />Access to all lots contained in Blocks 2 and 3 from St. Francis Boulevard should be <br />restricted. <br /> <br />Where possible, tangent sections of one hundred feet should be mainr, ained at approaches to <br />mtersecuons and the angle between legs of the intersection should be within 20 de~ees of <br />perpendicular. <br /> <br />City code: requires comer lots to be platted ten feet (10') wider than interior lots. <br />TherefOre, lots 27 and 15 of Block 4, should be a minimum of 90 feet wide at the .35 foot <br />setback point, <br /> <br />7) Except for cul-de-sac lots, lot widths need to be 80 feet at the property line and cannot <br /> dimini~;h in width until a point beyond the setback. Currently, lots ]4, 28 and 29 of Block <br /> 4 do not comply with this requirement. <br /> <br /> <br />
