City of Ramsey <br />: 1~153 INOWTHEN BOULEVARD N.W., RAMSEY, MINNESOTA 55303 <br /> <br />· (612) 427-1410 <br /> <br />March 18, 1991 <br /> <br />Mr. Glen Rychncr <br />6200 - 177th Lane N.W. <br />Ramsey, Minnesota 55303 <br /> <br />Dear Mr. Rychner: <br /> <br />I am in receipt iof your application and site plan prepared by .John Oliver & Associates for vour <br />aluminum recycling facility proposed to be located on Lot 2 of Block 1 of Gateway l',Jorth <br />Industrial Park.: I am also in receipt of a two sheet set of architectural plans prepared by Phillip D. <br />Johnson with'the laiest revision dated March 18, 1991. I have reviewed the above and offer the <br />following comments: <br /> <br />Loca.tiort: The subject property is an irregularly shaped parcel approximately 2.5 acres is <br />size and!is located in the B-W Busines Warehouse District within the Urban Reserve Area. <br />Surrountting land use includes adjacent industrial properties to the west and east and also <br />across proposed 142nd Avenue N.W. to the northeast. Land immediately north of the <br />subject property across proposed 142nd Avenue N.W. is currently vacant. <br /> <br />Lot Crkvera~e: Structures are proposed to cover less than four percent of the total lot, This <br />is considera~i~ly less that the allowable 35% maximum coverage. <br /> <br />3) <br /> <br />Parking~i City Code requires industrial buildings to provide one space for each employee <br />on the maximum worldng shift. The applicant has indicated there will be six employees on <br />the maximum shift, and the site plan provides for eight par'king stalls. <br /> <br />4) <br /> <br />.Setbac)c~: The setbacks listed on the site plan are correct. Ail buildings appear to comply <br />with the'stated setbacks, although some setback dimensions have been omitted on the site <br />plan. ~ <br /> <br />5) <br /> <br />Utilities:. This site is located outside the Metropolitan Urban Ser-,,ice Area. Provisions for <br />on-site water and waste water disposal are illustrated. <br /> <br />d) <br /> <br />Loadin~ Facilities: City Code requires loading dock facilities or industrial facilities havin~ <br />a flo°ri~ea o;f 10,000 square feet or more. This fac/lity has less than 10,000 square feet o'~ <br />floor area. However, three trailer loading lanes are provided. Care should be taken to <br />allow proper turning rad/i to provide access to these loading berths. <br /> <br />?) <br /> <br />Lightingi Two security lights are proposed, one on each proposed building. Care should <br />be taken .to insure that this lighting does not emit excessive bounce-off the property. The <br />light proposed for the office building is approximately 70 feet away fi.om the street ri'ght-of- <br />way. <br /> <br />37 <br /> <br /> <br />
