Subd. <br /> <br />Subd. <br /> <br />Subd. 6 <br /> <br />Subd. 7 <br /> <br />~AcCessory Uses <br /> <br />Accessory uses are considered as uses customary with and incidental to the <br />principal use are permitted, but shall not exceed thirty (30) percent of the <br />gross floor area of the principal use. <br /> <br />Minimum Lot Size <br /> <br />lot area of not less than one-half (.5) acre is required. <br /> <br />B. <br /> <br />A lot width of not less than ...... A lot depth of not less than one hundred and fifty (150) feet is required. <br /> <br />Do <br /> <br />A minimum of ten (10) percent of the total lot area shall be reserved for <br />landscaping use. Such landscaping shall conform in design and appearance <br />to other sections of this chapter as approved by the Planning and Zoning <br />Commission. <br /> <br />Zero Lot Line Development <br /> <br />Light industrial tots may be platted or subdivided in such a manner that common <br />property lines will have a zero lot line setback, provided however, that each lot <br />meets all performance, safety and other standards required by the Zoning <br />Administrator. <br /> <br />Front Side and Rear Yard requirements <br /> <br />Front yard: There shall be a front yard having a depth of not less than <br />twenty-five (25) feet between buildings and the street right-of-way line <br />devoted exclusively to landscaping except for necessary points of access. <br /> <br />No building shall be erected closer than thirty (30) feet to the right-of- <br />way line of any state highway, major, or secondary thoroughfare. <br /> <br />C. <br /> <br />Side yard: There shall be two side yards, one on each side of any building, <br />each of a width of not less than twenty (20) feet, except that where the <br />district lot abuts or adjoins a residence district, the side yard width shall <br />not be less than fifty feet. <br /> <br />Rear yard: There shall be a rear yard having a depth of not less than <br />thirty (30) feet, except that where the district lot abuts or adjoins a <br />residential district, there shall be a rear yard of not less than fifty (50) <br />feet. <br /> <br />E <br /> <br />No building shall be erected closer than fifty (50) feet to any lot line <br />adjacent to a residential district. The areas between buildings and streets <br />or lot lines shall be landscaped as buffer strips planted with grass, <br />shrubs, and trees and shall be continuously maintained by the property <br />owner in a sightly manner. Additionally, or in the alternative, the City <br />may require a fence, with a finished side out, to screen the property from <br />view from the residential district. <br /> <br />4 <br /> <br /> <br />
