Regular Planning Commission <br />Meeting Date: 01/08/2015 <br />By: Tim Gladhill, Community Development <br />5. 8. <br />Information <br />Title: <br />Discuss Feasibility of Indoor Self Storage Facility at North East Intersection of Bunker Lake Boulevard and <br />Ramsey Boulevard; Case of N.I.K. Management, Inc. <br />Purpose/Background: <br />The purpose of this case is to provide feedback to a potential Buyer of the vacant parcel(s) located at the North East <br />intersection of Bunker Lake Boulevard and Ramsey Boulevard. In 2004 and 2007, the City did review a similar <br />request on this site. Previously, the site had been used for single-family residential. <br />Notification: <br />Notification is not required for this discussion topic. No action is being requested. <br />Observations/Alternatives: <br />The attached documents are supplied by the potential Buyer, are of a separate project, and are for reference <br />purposes only. <br />Key Discussion Points: <br />• Access to County Road(s) <br />• Completion/Cul De Sac for 148th Avenue from existing, adjacent residential development <br />• Architectural standards <br />• Access and internal circulation for public safety <br />A portion of the site is guided as Business Park in the Comprehensive Plan and located in the E-1 Employment <br />District, which would allow for the proposed use. A portion of the site is guided as Commercial in the <br />Comprehensive Plan and located in the B-1 General Business District, which does not allow for this type of use. <br />Based on discussions with the potential Buyer, it is anticipated that both a Comprehensive Plan Amendment and <br />Zoning Amendment shall be required for a portion of the site if desired for the proposed use. <br />As background, it is noted that the previous approval for indoor self storage on this site (which was ultimately not <br />constructed) in 2004 was amended in 2007 to expand the area allowed for indoor self -storage. <br />Funding Source: <br />Preparation of this discussion topic are being handled as part of normal Staff duties. <br />Recommendation: <br />This topic is for discussion only.
