That <br />said Pti?tic 'i~earing was properly advertised and the minutes of that public hearing <br />are he~e~y ]~corporated by reference, <br />3) Thai ~he Standards for Consideration are as follows: <br /> <br /> a) Tl~e p~operty is zoned R-l and this is not a permitted use. <br /> b) a2~e i~djoining properties are residential dwellings located on approximately <br />one aCre wo~ded parcels on all sides. <br /> <br /> c) There are no known similar uses in the City. <br /> <br /> d) Ther~ will be no major changes in traffic flow to the area. <br /> <br /> e) PlroP~,rly operated, the ceramic classes will not affect the lifestyle of the <br />neighb~g ~residents in a rural setting. Further, it should not affect the enjoyment <br />or valt~e!of 'ljroperties in the vicinity. <br /> <br />4) That ithe iCriteria for Approval/Disapproval are as follows: <br /> <br /> a) ~'l~h,~ e A, pplicant's request is to conduct ceramic classes for up to eight persons <br />per se~si, on! :iwith two sessions per day and that property operated, this should not <br />be de~,{me~.tal to or endanger the public health, safety or general welfare, and <br />is not c0ntr~ry to established standards as regulated by City Code. <br /> <br /> b) Thatl ceramic classes will not be unsightly or undesirable or obnoxious in <br />appea~a~.,ce iand not hinder the orderly and h_~r'monious development of the City <br />or the~ ~i. stxtict where herein proposed inasmuch as they will be carried on within <br />the pr!m:ipa~ structure. <br /> <br /> c) ~detLUate water supply and sewage disposal facilities will be provided. <br /> <br /> d) 'The ;use will conform to the regulations of R-l, residential, zoning except <br />that al t~ondi~ional use permit is required. <br /> <br /> 5) That!the!Performance ~tandards are as follows: <br /> <br /> a) ~ Firei protection is provided by the City of Anoka, however, the ceramic <br /> classes ~hoi~l,~ d not create a fire haz~l. <br /> <br /> b) Electrical disturbances are ncr applicable. <br /> c) Vibration will no*, be applicab_~e. <br /> d) Odors will not be applica~,le. <br /> <br /> <br />
