I I I I I I I I I I I I I I I '- CITY OF RAMSEY : DEVELOPMENT CONTRACT This contract entered into this ~ day of March, 1984 between the City of Ramsey, hereinafter: ~efez~ed to as "City", and Mr. Gary Dovel, hereinafter referred to as I · "Applicant", ~n eon~unct~on with the granting of a variance to subdivide by metes and bounds t~vo ten-acre parcels in the NE~A of the NW¼ of Section 8, Township 32, Range Z5 to msm'e that the applicant understands the terms and conditions of said variance. WHF"I~A~, the applicant has requested a variance to subdivide by metes and bounds r~opertles in the aforementioned section; and WEI~R~g~- AS, said parcels will be ten acres in size; and ~gI-I~REA~, the ordinances of the City of Ramsey require subdivisions of Z0 acres or less to be platted; and WI~IIg~REAs, the subdivision as proposed could result in a ten acre parcel of property which ~ould be landlocked. NOW THI~I1P'FO~E, BE IT RESOLVED AND AGREED BY AND BETWEEN THE CITY OF RAMS~ff AND THE APPLICANT: 1) That t~e applicant shall provide the City of 1Ramsey with proof of purchase or intent :to ptlr~hase and legal descriptions for both ten acre parcels prior to the issuance of b~itdlng permits. Z) That t~e applicant shall, if he fails to purchase the ten acre parcel which is described i~s ifollows: (to be inserted when received~ plat the entire parcel in complianca with the subdivision code of the City of Ramsey and provide access to said property ~s provided for by City Code. 3) That the applicant shall, at the time of completion of the contract purchase, incorporate S~idi ten acre parcels as one and file said incorporation with the City of Ramsey'&~d t~e County of Anokao 4) That the applicant shall pay park fees as prescribed by City ordinance.
