For Flintwood Hills Planned Unit Development. <br /> <br />Members Present: <br /> <br />Mr. Kenneth Peterson, Chairman <br />Mr. Benjamin Deemer <br />Mr. Gerald Zimmerman <br />Dr. Duane Kennen <br />Mr. Terry Hendriksen <br /> <br />Also Present <br /> <br />City Engineer Peter Raatikka <br />City ~ilding Official Clayton Berg <br /> <br />Members Absent: Mr. Charles LaDue <br /> <br />CALL TO ORDER <br /> <br />Chairman Peterson called the public hearing to order at 7:37 p.m. <br /> <br />CITIZEN INPUT <br /> <br />Dick Carson Stated that the proposed PUD is located west of Hwy. #4? and <br />north of Industry Blvd. and consists of approximately 49.6 acres of land <br />adjacent to~Flintwood I. At one time 327 units were proposed and after <br />a great dca% of research the developer felt changes were needed. Developer <br />is not p~op6sing 182 units -- 180 units residential housing and 2 commercial <br />units. The type of housing proposed is courtyard (group of 4 single dwelling <br />homes On their own individual lot with one common driveway). A homeowners <br />associationWill be responsible for maintenance, snow removal and lawn care. <br />A restrictive convenance has been prepared to control the project, especially <br />from an Mrchitectumal aspect. An MSA street will go through the project. <br /> <br />Art Dunn - 15140 Yolite - Inquired if the restrictive convenance is available <br />for review and will it be included in the PUD and subject to Planning and <br />Zoning,and Council approval? <br /> <br />Dick carsonl- Replied that a restrictive covenance is not required by PUD <br />ordinance, but the developer will comply if it is requested by Planning and <br />Zoning and Council. Developer is also willing to make copies of the <br />covenanCe a~ailable for review. The covenance will be included in the abstract. <br /> <br />Art Dunn - Inquired if this plan is being approved or is the total allowable <br />density being approved? <br /> <br />Mr. Berg replied that approval would be for this plan only. <br /> <br />Mr. Carson r Stated that after the final approval, the developer cannot <br />change the density; there is the allowance for minimal flexibility on lot size. <br /> <br />P"& Z/February 7, 1984 <br /> Public Hearing <br /> Pace 1 of 2 <br /> <br /> <br />
