However, the soils consist of <br /> Hubbard coarse sand which is a Class I soil suitable for on- <br /> si~e wastewater disposal systems. <br /> <br />2. iNo!profiles or street plans were provided with the plat as <br /> i~re~uired by Article 170.037C c. of the City Code. However, <br /> ~we! prepared a profile of 15,Tth Avenue at the time we <br /> ~ completed a feasibility for paving 157th Avenue. <br /> <br /> 3. ' ?Wi~h the addition of more lots and residents in the area, the <br /> <City may wish to conduct another public hearing on <br /> ~bi~cktopping in 157th Avenue N.W. <br /> <br />4. ~ !The front yard setback should be 40 feet instead of 35 feet <br /> ' iaslstated on the plat. <br /> <br />5. ,.The preliminary plat shows a drainage easement between Lots <br /> il,and 2 and a ponding easement over Outlots A which is <br /> adequate.
