The pro~os~d plat consists of two lots located in the industrial
area 0fl! t~e City. Both lots meet the area requirements of the
City COde.[
2. The proPoSed plat will require a variance for access onto a major
highWa~ ~f this is granted, the access point from Parcel No. 1
should be !kept at a maximum distance from the intersection of
County ~g~ways: [ No. 57 and No. 116.
i
3. In diSdUs~ng the right-of-way requirements for County Road No.
116 w it~ the County, they would like to see sixty feet of right-
of-way ifzo~ the centerline plus a fifteen foot drainage and
utili.t~ ea!sement.

4. In review :of the U.S. Geological Survey topographic map, it
appears that drainage from the plat will flow south and east
'
along the .county highway ditches. The plat is located in the
South CentXal Drainage District of the City and may be assessed
for a~Y t~unk storm drain improvements in the future.

municipal ~ planning · soils · land surveying
