The~rlglnal proposal would have had a driving range situated <br />in the S~ut~westerl¥ corner of the golf course, adjacent to Trunk <br />Highway!47.~ However, the developers, in studying the matter more <br />fully, ~al~zed the potential for such things as youth golf <br />program$~i w~ich have been very successful at other area golf <br />.courses~ i B~cause of the vast number of young people <br />participating in athletics in the Ramsey area, it is felt that <br />there i~ia ~ast source of recreational activity available to the <br />youth o~iiRamse~, if proper facilities are provided. The original <br />drivin~i~an~e alonG Trunk ~ighwa¥ 4~ was not feasible because of <br />the nee~i!tolplace high fences, and in order to protect oncominG <br />traffici,!an~ such a location would have been feasible only for <br />very lim~te~ usage. ~ecause the ~olf course developers wished to <br />have a m~re! vigorous program for a youth golfing program, a much <br />more adequate and well placed driving range is needed. Upon the <br />recommendation of the golf course architect, the only feasible <br />locati~n~wi~hout disturbinG the integrity of the golf course <br />design,i ~asf to cut into approximately 3 1/2 acres of the ten acre <br />commercial /parcel located on the westerly portion of the <br />subdivision. Obviously, since these properties are in different <br />ownershi~s,l and to make the entire project economically feasible, <br />the PrO~s.~on of this extra recreational space of 3 1~2 acres <br />needs ~oi b~ made up for in some other manner. Otherwise, the <br />projecf i~si{not economically feasible. It-is for this reason that <br />we requested the additional three lots. Quite frankly, the three <br />additi.~al~lots will not make up for a loss of three and a half <br />acres ~ v~luable commercial space upon which the driving range <br />will n~W b~ situated, but it will enable the project to be <br />completed.! It is also felt that by providinG an adequate driving <br />range ~ci~it¥, a recreational opportunity can be made available <br />to mor~ of!the residents of Ra~sey, particularly in the youth <br />golfin~ ipr~Gram which the developers very much want to establish. <br />The te~ iac~e commercial parcel would remain zoned in a commercial <br />manner, bu~ three and a half acres would be used for a commercial <br />drivin~ rahge owned and operated by the Golf course, and open to <br />the pub]ic~ Therefore, the degree to which the density of the <br />resident.ia~ use may have increased is more than balanced by the <br />degree'io Which the commercial density has decreased. ~t has gone <br />from t~l~ a~res to on1¥ about six and a half acres, over a one- <br /> ~ ~du~tion in this density. <br /> third <br /> <br /> We feel! that this substantial reduction more than justifies the <br /> additi~ ~f three additional residential lots in the overall <br /> proje~t!ia~d respectful/y request the approval of the city of <br /> RamSey ~n~ the Netropolitan Council to this rather modest change. <br /> <br /> RespeCtfully submitted, . <br /> <br />Wilbur ,iF [Dorn, <br /> <br /> <br />
