AcquisHion. Prior to the time of construction, thc <br />owner or subdivider shall obtain all casements required for the <br />project. At the time the projec~ is complete and turned over to <br />the CID', all easements shall be deeded to ~he City. <br /> <br />Lot Grading. All lots shall be graded in accordance with the <br />final grading plan, In addition, erosion control measures shall <br />be followed to eliminate erosion. Upon completion of the <br />grading, topsoil shall be restored and temporary vegetation <br />established. <br /> <br />Park and Trail Development. The Park and Recreation <br />commission shall establish a park and trail development plan <br />prior to recording of the plat and entering into the development <br />agreement. The City Engineer shall provide a feasibility study <br />for completion of this park and trail development estimating the <br />cost of said development. This development shall then be <br />completed as a Stage I Improvement. <br /> <br />I0. <br /> <br />Street Lights. After consultation with Anoka Electric <br />Cooperative or other provider of electrical services, the City <br />Engineer shall place within the development agreement, a street <br />light construction plan which will then be constructed as a Stage <br />I improvement, the cost of purchase, installation and three <br />year's operation and maintenance thereof being included within <br />ire development a~eement as a Stage I Improvement. <br /> <br />Stage II Improvements. <br /> <br />Street Striping And Signing. Upon completion of the <br />street, the owner or developer shall install all street signs and <br />traffic signs as required by the Cit.',, Engineer. Street striping <br />shall be compieted on ail rhajor thoroughfares, commercial and <br />industrial streets as required by the City Engineer. Striping shall <br />be comr>leted after sealcoaring is done. <br /> <br />Street Sweeping. Following the compietion of all <br />construction, the developer or subdivider shall sweep the streets. <br /> <br />Sidewalk. In areas as required by the Ciw Council. the <br />developer or subchvider shall install sid'ewalk in ~ccordance with <br />plans and specifications approved by the Cin' En~neer. <br /> <br />A <br /> <br />Sealcoating. Within two years after the construct/on of the <br />streets, the developer or subdivider shall sealcoat the streets in <br />accordance with C/ty specifications. The time schedule on <br />sealcoating may be extended by the City if less than 50% of the <br />lots within the Subdivision have been developed. <br /> <br /> <br />
