The plat is a <br />subsequem: phase Of the preliminary plat approval granted to Northfork 5th Addition. Northfork <br />5th Addmon Oons~sted of 430 acres proposed to be de eloped with 120 s~ngle family lots and the <br />golf course/The first phase, Northfork Links, platted the golf course and 14 single family lots. <br />Northfor, k Liriks 2nd Addition platted another 2 lots; Northfork 3rd Addition replatted 4 lots in <br />Northfork Li~s idto 3 lots. This phase, Nonhfork Lake, proposes to plat an additional 18 lots. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Proposed final plat <br />Cit~ Staff review letter dated November 17, 1992 <br />PrOposed resolution granting final plat approval <br />Proposed development agreement <br /> <br />Observations: <br /> <br />The proposed der/Sity (18) lots is one more lot than was originally approved for this particular area <br />in the prelirg.iparyiplat. However, the overall density approved in the preliminary plat is maintained <br />because of Nibrthfr~rk Links 3rd Addition which replatted 4 lots in Northfork Links into 3. <br />All of the 10t~ meet the minimum road frontage and area requirements for the P.U.D. <br /> <br />Park ded~catmn w, fll be a cash contnbunon of $500.00 per lot, in accordance with the Northfork <br />Park Dedicat{on Agreement dated Ma3, 9, 1989. <br /> <br />The northernmos~t east/west streets has already been constructed. The remaining streets have not <br />been consa't~¢t .~ and a financial guarantee would be required to ensure their construction. In <br />accordan¢o with, t~he preliminary plat approval of Northfork 5th Addition, the s~'eet names will vary <br />from the gfi'd and are proposed to be named St. Andrews Lane, St. Andrews Circle and Inverness <br />Circle.
