World is proposing to relocate from 7129 Hwy. #10 N.W. <br />to 7103 Hw¥.:#10!N.W. The subject property is approximately 1.5 acres in size and is zoned B-3 <br />Highway BUsineSs. Recreational equipment sales is a permitted use in the B-3 Business District. <br />However, a e0ndil~ional use permit i:; required if a permitted use in the B-3 District includes an <br />outside dispia~,/sal~s area. After ,,zivin_, consideration to staff's <br />concerns, the appllcant submitted a draft rexjs~on of the site plan to the Plannmg Cornrmsslon on <br />November 5. i. The~ draft revision proposed .~2 display vehicles on the site, ,4 of which would be <br />parked parallel tol the driveway area and 3 across the front of the property. The Planning <br />Commission reco/r~ended approval of the 4 disp!av sites parallel to the driveway and aa-reed that <br />the numt:>er in me front vard should m ,~ciuc,d to _ ~ontin_ent uvon th~m b~in,. ~svlax e~ in a ¢ark- <br />iike setung. <br /> <br />The applicant is wi/ling to pave all customer/employee and vehicle display areas in accordance with <br />City Code. He is ~atso willing to install concrete curbing except tha.: he has requested that the <br />concrete curbing i~ the proposed exr)ansion areas i>e waved until the expansions are consrructe& <br />The Planning Commission has recommended approval of the request to waive the curbing in the <br />expansion areas uhtil they are constructed or June 30, 1996, whichever comes first.
