Tim expansion of Danner's Cabinet Shop is proposed to consist of construction of a 2,160 <br />square foot wood and stucco structure to be used for storage purposes. We offer the following <br />comments: <br /> <br />Zoning: The subject property is zoned B-1 Business for which manufacturing is not a <br />permitted use. Accordingly, a request for a conditional use permit for the expansion has <br />also been initiated. The adjacent parcels are also zoned B-1 Business and R-1 Rural <br />Residenti~. <br /> <br />Lot Coverage: CiLv Code limits lot coverage to 35% of the lot area. The su~ect property is <br />37,400 square feet in size; lot coverage would be limited to I3.090 square feet. The <br />existing structures total 9,961 square feet: the proposed structure is 2.t60 square feet: the <br />total amount of structure space proposed for the property with the expansion is 11.850 <br />square feet, which is 1.240 square feet under the maximum 'allowed. <br /> <br />Setbacks: The proposed location of the structure meets the 35 foot front yard and 10 foot <br />side yard setback. <br /> <br />Off Street Parking Spaces: City Code requires 1 parking space for each employee on the <br />maximum working shift; the ~ertificate of Survev indicates 11 employees. There is a <br />sufficient amount of blacktop surfacing currently existing on the subject site to <br />accommodate 11 off-street pari,dng spaces. <br /> <br />Landscaping: Other than some tuff, there currently is no landscaping on the subject site <br />and none is proposed to be established with the construction of the accessoU, building. <br /> <br />Drainage: Nearly the entire property is covered by building or is hardsurfaced. The <br />proposed building will be placed on an area which fs presently paved, and therefore no <br />additional runoff will result from this development. The majority of runoff from the <br />existing property drains to the shallow ditchline along the eastern side of Quicksilver Street <br />and then south where it empties into the north curbline of 167th Avenue N.W.
