CITY OF RAMSEY <br /> DEVELOPMENT PERMIT <br />DANNER'S CABINET SHOP, <br /> <br />INC. <br /> <br />On , 1992, Site Plan approval was granted by the City of Ramsey <br />("City") to Danner's Cabinet Shop, Inc. ("Permittee") to construct a 2,160 square foot accessory <br />storage building on the property generally known as 16735 Quicksilver Street N.W. and legally <br />described as follows: <br /> <br />The north 200.0 feet of the west 187.00 feet of Lot 3, Block 7, Klemish Addition, <br />according to the recorded plat thereof, Anoka County, Minnesota. <br /> <br />The ("Site"). <br /> <br />This approval is issued pursuant to Section 9.03.06 of the Ramsey City Code. The conditions of <br />this approval are as follows: <br /> <br />STATE BUILDING CODE COMPLIANCE. The Structure shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The Structure expansion shall be sited and constructed <br />on the Site as shown on the Certificate of Survey drawn by Caine and Associates and dated <br />September 14, 1992 and the Architectural Plan drawn by Graphic Desig'n Architects, except <br />that the building size has been amended from 36'x60' to 32'x60'. <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />REQUIRED IMPROVEMENTS The Permittee shall construct and install the <br />following Site improvements on the Site: <br /> <br />a) <br /> <br />Five spruce trees, at least four feet in height, shall be installed in the northwest <br />comer of the property, along the north side of the driveway, to provide screening <br />for that area between Quicksilver Street N.W. and the west line of the building. <br /> <br />The ("Required Improvements"). <br /> <br />IMPROVEMENT CONSTRUCTION SCHEDULE. The Requfred Improvements <br />shall be installed on or before June 30, 1993. <br /> <br />ESCROW. In order to ensure the installation of the Required Improvements, in <br />accordance with CiD' specifications and in a timely manner, the Permittee shall ~ required <br />to deposit with the City a cash escrow in the amount of Three Hundred Seventy Five <br />Dollars and no/cents ($375.00), which is 150% of the Ci~"s estimated cost of the Required <br />Improvements. Upon completion of the installation of the Required improvements, the <br />escrow shall be returned to the Perm/nee. <br /> <br />in the event the Permit-tee fa/ds to install the Requ/red Improvements, the City may complete <br />the Required Improvements with City day labor and/or by letting contracts for said <br />completion and draw upon the escrow for payment. The Permittee hereby pants <br />perrrfission and a license to the Cirv and/or its contractors and assigns to enter upon the Site <br />for the purpose of completing the construction and installation of the Required <br />Improvements in the event of Permirree's default. <br /> <br /> <br />
