CITY OF RAMSEY DEVELOPMENT PERMIT DANNER'S CABINET SHOP, INC. On , 1992, Site Plan approval was granted by the City of Ramsey ("City") to Danner's Cabinet Shop, Inc. ("Permittee") to construct a 2,160 square foot accessory storage building on the property generally known as 16735 Quicksilver Street N.W. and legally described as follows: The north 200.0 feet of the west 187.00 feet of Lot 3, Block 7, Klemish Addition, according to the recorded plat thereof, Anoka County, Minnesota. The ("Site"). This approval is issued pursuant to Section 9.03.06 of the Ramsey City Code. The conditions of this approval are as follows: STATE BUILDING CODE COMPLIANCE. The Structure shall be constructed in accordance with the requirements of the State Building Code. SITE PLAN COMPLIANCE. The Structure expansion shall be sited and constructed on the Site as shown on the Certificate of Survey drawn by Caine and Associates and dated September 14, 1992 and the Architectural Plan drawn by Graphic Desig'n Architects, except that the building size has been amended from 36'x60' to 32'x60'. FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items on the Site shall be as directed by the City's Fire Chief. REQUIRED IMPROVEMENTS The Permittee shall construct and install the following Site improvements on the Site: a) Five spruce trees, at least four feet in height, shall be installed in the northwest comer of the property, along the north side of the driveway, to provide screening for that area between Quicksilver Street N.W. and the west line of the building. The ("Required Improvements"). IMPROVEMENT CONSTRUCTION SCHEDULE. The Requfred Improvements shall be installed on or before June 30, 1993. ESCROW. In order to ensure the installation of the Required Improvements, in accordance with CiD' specifications and in a timely manner, the Permittee shall ~ required to deposit with the City a cash escrow in the amount of Three Hundred Seventy Five Dollars and no/cents ($375.00), which is 150% of the Ci~"s estimated cost of the Required Improvements. Upon completion of the installation of the Required improvements, the escrow shall be returned to the Perm/nee. in the event the Permit-tee fa/ds to install the Requ/red Improvements, the City may complete the Required Improvements with City day labor and/or by letting contracts for said completion and draw upon the escrow for payment. The Permittee hereby pants perrrfission and a license to the Cirv and/or its contractors and assigns to enter upon the Site for the purpose of completing the construction and installation of the Required Improvements in the event of Permirree's default.
