The property is <br />approximately ,$5 acres in size and is zoned B-1 Business. Manufacturing is not a permitted use <br />in the B-I Busini:ss District and Mr. Danner is proposing to expand the facility; consequently, Mr. <br />Danner has' ~app'.l~ed for a conditional use permit. The proposed expansion consists of construction <br />of a 1,92Os{;iuar~: foot wood and stucco building to be used for storage purposes. <br /> ' <br />The following items are enclosed for your information and review: <br /> <br />a) <br />b) <br />c) <br />d) <br />d) <br />e) <br /> <br />Site location map <br />C~/~certificate of survey <br /> hitecmral drawings <br /> tter from Mr. and Mrs. R. Gfroerer dated received by the City October 14, 1992. <br />P}'oposed findings of fact <br />l:~r~oposed conditional use permit <br /> <br />Observati6ns::, <br />Danner's Cabin&ts was originally established on the site in 1975 and there is no record of a <br />conditional 'fuse ~ermit being issued. The facility expanded in 1979 and again, the need for a <br />conditional use permit was not addressed. There was another expansion of the facility in 1984 for <br />which a vmane~ to the rear yard setback was granted. At the nme the variance was discussed, ~t <br />was noted)in, thelrecord that the City was thereby granting permission for a non-conforming use to <br />expand bm Itgait~, no separate conditional use permit was issued. Whether we consider Danner's <br />CaNners to ~be n~n-conforrmn~, or under an ~mphed condiuonal use perrmt (C~t3 acuon taken ~n <br />1984), a new c°fldifional use permit is required for this currently proposed expansion. <br /> <br />The Planrfin;g arid Zoning Commission conducted a public hearing on October 15, 1992.
