Access to site is limited to a single driveway off
Riverdale Drive (formerly Front Street; formerly 138th Ave.)

10. The garbage container will be near the south end of the
office building (formerly day care).

11. Description of construction. (Existing construction).
The office building is of decorative concrete block with
insulating walls inside, a built-up roof and a facing of cedar
shakes around the top. The storage building (including an
office at the south end) uses decorative concrete block on the
North, West and South sides and plain block on the back (East)
side. Roof is prestressed concrete slab, with cedar shake
facing.

12. Applicant is familiar with neighboring bUsinesses and
their owners, and will discuss with each neighbor (except for
Larry H.)

13. An office building of 4,000 sq. fro would probably serve
12 to 20 workers, after considering hallways, bathrooms,
kitchenette, walls, conference room and reception area. The
previous day care business, with up to 80 children and 10
employees, generated more traffic. Storage traffic, which is
minimal, would be unchanged. On balance, traffic would
decrease from previous usage, and would be less than most B-3
Highway Business permitted uses.

Note applicable to items 3 and 4:

On January 3!, !992, subject property was purchased at an
Anoka County Sheriff's sale by Centennial InvesTments
Corporation subsequent to morUgage foreclosure by Norwest
Banks. Centennial Investments and William Dubats are
negotiating the purchase of the property contingent on
approval of a condiziona! use pe~-min by the city of Ramsey
which would permit rental of the space for retail or office
use. The actual purchasing entity would be Lakeview
Development Inc. of Minnesota, a Minnesota corporation, and
applicant requests that permit be worded accordingly.

I

I

I

I

i
I
