MEMORANDUM <br /> <br />DATE: <br />TO: <br /> <br />FROM: <br />RE: <br /> <br />September 11, 1992 <br /> <br />City Council <br />Plan~ning and Zoning Commission <br />Sylv!a Frolik, Zoning Administrator <br />Ecorlomic Development Commission (EDC) &on$:,/~ <br /> <br />SautCr & Sons Concrete Recycling <br /> <br />After reviewing th~ Sauter & Sons proposal for a concrete recycling facility to be located on the <br />corner of CoUnty ROad #116 (Industry Avenue) and County Road #57 (Sunfish Lake Boulevard), <br />the EDC would reserve comment on the proposed facility until additional information is available. <br />The additional information would include: <br /> <br />1) Screening for the facility as this is a high visibility area and surrounding properties <br /> have invested heavily in their facilities. <br /> <br />2) The type and layout of the structures that will be located on the site. This will affect <br /> the appearani:e of the facility to area traffic and businesses. <br /> <br />3) How long thee operation will continue at the site. Include information regarding the <br /> ease of changing the operation's location if a buyer was found for the site. <br /> <br />4) <br /> <br />The Sauters should consult with area businesses such as Mate Punch & Die, <br />Ramscy Attilenc Club, CAPCO, ParaBody and Waltek as they have substantial <br />investmentsiin their facilities and the City could ill afford to lose these types of <br />businesses.: <br /> <br />5) <br /> <br />The amount iand duration of noise created. This will affect the existing residential <br />homes and the new home construction currently occurring in Cedar Hills and <br />Chestnut Pothds Additions. <br /> <br />This additional infprmation will allow the EDC to make a more informed decision on the <br />compatibility of this Operation with surrounding facilities. The EDC recognizes the need for local <br />property owners to realize some gain from the ownership of commercial property. However, this <br />gain from use must be compatible with the surrounding uses. <br /> <br />/ccr <br /> <br /> <br />
