STAGE I IMPROVEMENTS AND FINANCIAL GUARANTEES <br /> <br />City Code Compliance. That the DEVELOPERS will develop the Plat in <br />accordance with the City Code, Section 9.50, entitled "Subdivision" and Section <br />9.20.31 entitled "Planned Unit Development". <br /> <br />Conform~nc~' wilg Plan. The Plat. shall be developed pursuant to the final plat <br />consisting of ._. (__) sheet drawn by and dated <br />received by the'~ITY on . , 1992. <br /> <br />Incort~oration of All City Code Reouirements. That the recitals above and <br />the provisions of the City Charter, Subdivision Code, Zoning Code and Public <br />Improvement Code of the CITY as amended to date hereof, are incorporated herein <br />by reference. <br /> <br />Stave I Improvements R2o_uired. The Plat is a replat of Lots 1, 2, 3 and 4 of <br />Block 3, Northfork Links Addition and all required Stage I improvements have <br />been constructed and accepted by the City. <br /> <br /> II. <br />STAGE II IMPROVEMENTS <br /> <br />Street/Traffic Signs and Seal Coatine. The Plat is a replat of Lots 1, 2, 3 <br />and 4 of Block 3, Northfork Links Addition and ail required Stage II improvements <br />were provided for with the development of Northfork Links Addition. <br /> <br /> III. <br />PERMITS AND OCCUPANCY <br /> <br />_Reouiremenl~ fgr Building Permits. No building permit for any lot in the <br />Plat shall be issued until a Certificate of Survey including that information required <br />by the CITY has been supplied to the Building Official; and all financial guarantees <br />required by the CITY have been satisifed. However, one (1) building permit shall <br />be issued prior to recording the Plat at Anoka County in accordance with the <br />Agreement entered into between the DEVELOPER and the Mayor and the City <br />Administrator on August 20, 1992, attached hereto as Exhibit "A". <br /> <br /> IV. <br />PARK DEDICATION <br /> <br />Cash Payment. The Plat is a replat of Lots 1, 2, 3 and 4 of Block 3, Northfork <br />Links Addition and all park dedication requirements for the Subject Property were <br />satisfied with Northfork Links Addition. <br /> <br />V <br />GENERAL <br /> <br />Tree Disease Prevention. The DEVELOPERS shall prevent the introduction <br />and spread of tree disease into the residue tree populations of the Plat and adjoining <br />properties and reduce the impacts of construction on the residual property of the <br />Plat and adjoining properties.
