The plat is a <br />subsequem, p~aseiof the preliminary plat approval granted to Northfork 5th Addition. Northfork <br />5th Ad~ti0n.con~isted of 430 acres proposed to be developed with 120 single family lots and the <br />golf coUrse~ ~Thelfirst phase, Northfork Links, platted the golf course and 14 single family lots. <br />This second [~has~ of Northfork 5th, Northfork Links 2nd Addition, proposes to plat two more <br />single family tots.~ <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />e) <br /> <br />Sit~ location map (Northfork 5th Addition) <br />PrOposed final plat <br />Cit~ Staff review letter dated September 1, 1992 <br />PrOposed resolution granting final plat approval <br />Pr~POsed development agreement <br /> <br />Observations: <br /> <br />The two lots meetlthe minimum road frontage and area requirements for the P.U.D. <br /> <br />Park dedication W.~ll be a cash contribution of $500.00 per lot, in accordance with the Northfork <br />Park Dedication. Agreement dated May 9, 1989. The developer has requested that the cash <br />contribution ~ ea~arked for park improvements within the boundaries of the Northfork P.U.D. <br /> <br />The construction Of an east/west street off of Andrie Street N.W. is required to service the two <br />lots. In a¢c~i~dan~:e with the preliminary plat approved on May 22, 1990, the street pavement <br />width will b~ ~29 fbet versus the standard 31 feet. The street name may also vary from the City's <br />grid pattern ~d is ~roposed to be named St. Andrews Lane. <br /> <br />Recommendati6n: <br /> <br />City Staff recommends final plat approval. <br /> <br /> Council Action: <br /> <br />Motion to: ' <br />Adopt Resolution g92-09- granting final plat approval to Northfork Links 2nd Addition <br />contingent $~pon the developer entering into a development agreement with the City. <br /> <br />Review Cheeklisu <br /> <br />City Engineer <br />Zoning Administrator <br /> <br />CC: 9/8/92 <br /> <br /> <br />
