This phrase of Wood Pond Hills consists of 16 urban residential lots. <br /> <br />As you maY.recall, on August 3, 1992, the City Council approved a development agreement for <br />this second phasefof Wood Pond Hills premature of the final plat approval m order that the public <br />improvement~ f0~ the second phase could be constructed as an add-on to the construction project <br />for the first Pl~ase hnd avoid additional contractor mobilization costs. <br /> <br />The following items are enclosed for your review: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Si~ location map <br />Approved preliminary plat and phasing plan dated February 25, 1992 <br />CiPr~. posed Wood Pond Hills 2nd Addition <br /> Staff review lener dated September 1, 1992 <br />PrOposed resolution granting final plat approval <br /> <br />Observations: <br /> <br />All of the lots ~eet the minimum area and dimension requirements. Iodine Court will be <br />constructed to Provide street access to the lot. This cul-de-sac does not exceed the 600 foot <br />maximum length ~stablished in City Code. <br /> ! <br />This second phase- of Wood Pond Hills varies somewhat from the original phasing plan received <br />by the City ot~ February 25, 1992 in that the 12 lots on the north side of Sunfish Lake Drive are <br />proposed nat ibc Cl~veloped at this time. The developer is proposing to include the 12 lots north of <br />Sunfish Lake ~'iv~e in phase 3 of the development. <br />Per the devel°pm~nt agreement for Wood Pond Hills, the park dedication will consist of a cash <br />contribution.: <br /> <br />Recommendation: <br /> <br />City Staff recornn?ends final plat approval of Wood Pond Hills 2nd Addition. <br /> <br />Council Action: <br /> <br />Motion to: <br />Adopt Re~olution #92-09-~ <br />Addition.
