W~ offer the following comments: <br /> <br />1. General: ~ The property is zoned R-1 Urban Residential and is proposed to be subdivided <br /> into 1'6 lots. The proposed development is the second phase of Wood Pond Hills. <br /> <br />2. ~ AIl of the lots in the 2nd Addition meet the minimum lot area requirements for <br /> the R;1 U~an Residential District. <br /> <br />3. Lot Dimensions: The minimum frontage in the urban district is 80 feet or 90 feet on <br /> corrie~ lo~. All lots in the plat meet the minimum lot dimensions. <br /> <br />4. Stree,ts. The lots will be served by the consn-ucfion of Iodine Court. Iodine Court does <br /> not exceed the 600 foot maximum cul-de-sac length. <br /> <br />5. ~i The development of the lots will require the extension of sewer and water <br /> utilities, g,t a special City Council meeting on August 3, 1992, the City Council approved <br /> the Pr0po~d Development Agreement for Wood Pond Hills 2nd Addition in order that the <br /> eonSt~cfi0n Of the utilities could be accomplished as an add-On to the construction of <br /> utilities ~ the fa'st phase of Wood Pond Hills and thereby avoid additional contractor <br /> mobi!iTatibn costs. <br /> <br />6. D, rainaeei, and l~radine: The drainage and grading for this subdivision will be in <br /> ac¢0relafic~ with the approved plan dated August 16, 1992 prepared by McComb Frank <br /> Roos Associates, Inc. <br /> <br />Park D. edtcafion. In accordance with the development a~eement for Wood Pond Hills, <br />the:p~k ddflieation for Wood Pond Hills 2nd Addition will consist of a cash contribution in <br />the amoun{t of $600 per lot or $9,600.00. <br /> <br /> <br />
