The <br />approval! w~ ~ based on the Planning and Zoning Commission's recommendation and their <br />request for/m! opportunity to review the proposed final plat. The developers are requesting final <br />plat approVa1['ofT~iv_er Bluffs Phase 1 at this time. The proposed final plat <br />is for the first ~ha~e of development and consists of 13 lots. <br /> <br />Lot 1, BlOCk ~Sta ahope River Hills is impacted by the required 60 foot right-of-way necessary to <br />extend l~3r~lAveJ me N.W. into the plat of River Bluffs. Presently, the development agreement is <br />drafted t° not ,i-ele: ~e the mylars for recording at the County until there is clear title for the entirety <br />of the 60' fo~t figh';,of-way. The Developer is requesting a variance from the 60 foot right-of-way. <br />Thc City Eng~n.. ee~!will have a recommendation at the Council meeting with respect to the request <br />for thc vaxiande, <br /> <br />In the devel0 .P~nen~ agreement, the Developer is also agreeing to having Phase II of Roanoke Street <br />N.W. installed within 2 years and if not, the City will have the authority to draw upon the surety to <br />install the rQaJd within the required time frame.
