The property <br />would be plaid ii, to one lot and one outlet, and if approved, Bury and Carlson is proposing to <br />establish their cement and asphalt rubble processing facility on the site. <br /> <br />The following itemlt are enclosed for your review: <br /> <br /> a) !Siteilocation map <br /> b) iPr0Posed plat <br /> c) iCi~ Staff review letter dated July 16, 1992 <br /> d) <br /> Proposed resolution <br /> e) 'PrOposed development agreement <br /> <br />Observati°ns: <br /> <br />The propos~ bt ir~ the plat meets the minimum area and dimension requirements for the Business <br />Warehouse iDi[trie!. No construction of roads interior to the plat are required. The one lot in the <br />plat will ~ea~e a~ess from Jasper Street N.W. In accordance with City Staffs review letter of <br />July 16, t.h,e applicant has changed the designation on the pending area from Outlet A to 'Drainage <br />Easement. ~ <br /> <br />Three sides .of th~ old Foster cemetery are encompassed by the plat and the City should be <br />provided a¢~.e~s ~ the cemetery. It is also reasonable to expect that 143rd Avenue would be <br />extended toith~ e~ at some point in the future. Also in accordance with Staff's recommendations <br />of July 16, theiapP~ieant has revised the plat to provide an outlet along the northern boundary of <br />the plat to bel~6Se~ed as a corridor for the future extension of 143rd Avenue. It is proposed that <br />the develo~t agreement for the plat will require the developer to deed the outlet along the <br />northern boun4iarYi0f the plat, at no expense, to the City at such time as it becomes necessary to <br />extend 143nt.
