Township 32, Range 25 in the City of Ramsey. The street frontage <br />of the lot is cim'efiJly 66 feet, which is less than the required frontage in R-IR areas. After doing <br />limited rcscarl:h of; this parcel, the following information was found: <br />The lot existed b~,fore April, 1979, as shown on the attached copy of the sketch plan for Trott <br />Brook Estates,. <br /> <br />The City's ~Cjuirc0aent for street frontage was not passed until October, 1979, with the passage of <br />Ordinance #79,15,. This ordinance required street frontage to be the same as the minimum lot <br />width. Also a~ach~ed is a copy of the above mentioned ordinance. <br />In light of thi,~ infbrmation, the City created the non-conforming lot when it approved the plat of <br />Trott Brook ~tatc~. The proposed findings of facts are correct in that the hardship was not created <br />by the ownOr, i' Thg proposed variance should be granted to help bring the City into conformance <br />with the ord,, nc~. The City should encourage Tim and Brenda Smith to set the proposed house <br />far enough ba¢k tO allow the possible future extension of 171 st Lane N.W. to Nowthen Boulevard <br /> <br />JG <br /> <br /> <br />
